Built in 1949 and converted from rental to co-operative in 1986, Barry Gardens' leafy, hilltop location is the former estate of Passaic's Barry Family.
Our residential community is owned by co-op shareholders in 24 two-story, Georgian-colonial, mid-century brick buildings. There are 192 studio, one and two bedrooms with a variety of floor plans with just four apartments per floor. Private garages are at times for sale.
Our low monthly maintenance includes property tax, co-op's underlying mortgage, water, steam heat, association fees, outdoor parking*, trash pickup and snow removal. Maintenance is currently 54% tax-deductible.
Annual homeowner tax rebate available from State of NJ for owner-occupants for whom the co-op is primary residence.
* Outdoor parking is first come, first served basis with one-time $50 permit fee. Car must be registered in State of NJ. Parking not available for commercial vehicles.
Our summer swimming pool is available to resident Barry Gardens Pool Club members and accompanied guests with Visitor Pass. Children must be accompanied by parents / guardians at all times at pool and when using playground.

Barry Gardens Co-op is 8 blocks from downtown Passaic. NJ Transit train is 2 blocks away; 33 minutes to Manhattan! (or 5 stops / 25 minutes to Hoboken). Bus 190 to NYC and local bus 702 stop at the corner. WalkScore rating 72; Passaic is a NJ top 6 walkable city.
Three blocks away, Veterans' Memorial Park features a lakeside cafe, skating, tennis, basketball, baseball, handball, movies & concerts at the bandshell and children's playground. Nearby is Frederick Olmsted-designed Schevchenko Park.
Public, private, yeshiva & parochial schools are nearby; close to Passaic Comm College, Rutgers, Montclair, William Paterson, Seton Hall College of Nursing. Houses of worship in many denominations a few blocks away.
We are located near Garden State Pkwy, routes 3, 21 and 46. NYC is 9 miles east. Near Jersey City, Paramus, Montclair & Ridgewood. Beaches are just an hour by car or train. 9 miles to NYC / Bayonne cruise ports, 8 miles south to Newark Airport. Minutes from Meadowlands sports, IKEA store and shopping @ American Dream.
